Custom Build at Graven Hill

Graven Hill is the UK’s largest custom build development, with a plan to create up to 1,900 new homes. Set across a beautiful 188 hectare site near Bicester in Oxfordshire, it offers you the rare opportunity to purchase a fully serviced plot on which to design and build your own home.  With outline planning permission already in place, it presents a low risk solution to the problem of finding suitable land to build on and promises to create an exciting and diverse new community in which to live.

You pick your plot, we do the rest

There are a variety of plot types to choose from on the site, giving you lots of options with regard to the size of home and the type of area you want to live in. From a more modest 2 bed plot on an urban street to a generous 6 bed on a rural lane, Graven Hill has been planned with all sort of different requirements in mind and their team will be there to guide you through the whole process and support you on your journey.

Each plot will have a ‘Plot Passport’ which contains some basic rules that the design must abide by, such as a maximum size and an external materials palette. But beyond that your home can be whatever you want it to be.

Once you have selected your plot, Facit Homes will work closely with you to create the perfect home, from concept to completion. Because of the way the development has been set up, planning permission is fast tracked and from appointing us to start design work to moving in to your bespoke custom build home could take less than 12 months.

Understanding the costs

The total cost of building a new home at Graven Hill has 3 main elements; the Plot, the Golden Brick and your Facit Home.


You will purchase the plot directly from Graven Hill and prices vary depending on what size you decide to go for.

Golden Brick

In order to zero rate the VAT on the plot (which means a nice saving for you) Graven Hill will design and build the foundations for your home, which again you purchase directly from them. This is called the ‘Golden Brick’ and also includes drainage, utilities supply and a 10 year structural warranty on your new home. They will be able to provide estimates for these costs. In more good news, you will only pay Stamp Duty on the price of the plot and Golden Brick, rather than the completed home.


The normal Facit Homes prices apply, made up of construction costs and architectural fees as shown in our Price section. However, as the foundations will be included in your Golden Brick this can be deducted from our price. We offer 2 construction options depending on how hands on you want to be, see below for more information.

Your Facit Home at Graven Hill


Our turnkey option provides a complete end to end service for the design and construction of your home. Once designed, we will deliver your fully finished home under a fixed price contract, giving you peace of mind that the costs will not overrun whilst guaranteeing the highest quality finish. This is the simplest approach to creating your own home as we take responsibility for every part of the project.

Our Construction Costs are based on a home of around 220m² over 2 floors.

Architectural Fees are priced separately based on the individual project.


What is included:


Our assisted self finish option includes a full design service and delivers all of the complicated and technical elements of the construction, at which point the project is handed over for you to complete. This allows you to manage the interior fit out of your home including the purchase and installation of the surface finishes, kitchen and bathrooms. We will remain on hand to provide assistance and support, but by taking on the work yourself you can reduce costs and complete the project at your own pace.

Our Construction Costs are based on a home of around 220m² over 2 floors.

Architectural Fees are priced separately based on the individual project.
