Demolition (some projects do not require this)
Ground investigations (varies depending on building control requirements)

External hard landscaping (some projects do not require this)

Bespoke joinery/built-in storage (though we can do it)
These costs are based on a 2 storey, 220m2 home built above ground (so no basement)
ARCHITECTURAL FEES: 10-17% of total construction costs (depending on project size)
Thanks to the good people at HMRC, you pay 0% VAT on all new-build homes. That makes commissioning a new home much more appealing than doing a refurb or extension. The 0% rate applies to the whole house completed, apart from loose furniture and appliances.
Even better, because we fall into the category of a ‘Design and Build’ company, you don’t pay VAT on any of our professional fees (or those of any consultants we use), unlike for example a local architect who would need to charge the full 20% VAT rate.
